Does Ricky Pearsall's Injury Pressure the 49ers to Extend Brandon Aiyuk?

The 49ers drafted Ricky Pearsall in Round 1 specifically to create leverage over Brandon Aiyuk.

Aiyuk wants a contract extension that's apparently worth more than $30 million per season and the 49ers aren't eager to give it to him. So the 49ers drafted Pearsall to potentially replace Aiyuk or to convince him to accept a lower offer.

But Pearsall has a shoulder injury and it's unclear how severe it is. He hasn't practiced since Aug. 6 and has reaggravated it twice since he initially suffered the injury before the draft. Now it seems possible that Pearsall could miss Week 1 against the New York Jets.

If Pearsall's injury is serious and he's facing a long recovery timeline, would the 49ers feel more pressure to get a deal done with Aiyuk now and get him back on the field for Week 1? Because if Aiyuk doesn't play Week 1, it's unclear who would replace him in the starting lineup. Robbie Chosen clearly isn't an option. Chris Conley doesn't seem like much of one, either. The 49ers could start rookie fourth-round pick Jacob Cowing, but he has played only one preseason game. It's unclear how good he really is and if he's ready for a big role on a Super Bowl contender.

Head coach Kyle Shanahan will speak to the media after the 49ers' final preseason game against the Raiders and surely will answer questions about the specifics of Pearsall's injury. If his report is dire, don't be surprised if Aiyuk is back in the 49ers' facility pronto.

Mortgage rates fall to the lowest level in 17 months as Fed tees up rate cuts

US mortgage rates fell again last week to the lowest level since April 2023, spurring a modest pickup in applications to buy a home.

The contract rate on a 30-year fixed mortgage eased for a fourth week to 6.44%, the longest stretch of declines this year, according to Mortgage Bankers Association data released Wednesday. That provided a small boost to home-purchase applications in the week ended Aug. 23 after a sizable drop in the prior period.

Mortgage rates move in tandem with Treasury yields, which have been falling recently on expectations the Federal Reserve will start cutting interest rates in September. Minutes of the central bank’s July meeting last week indicated “ several ” officials saw a case for reducing rates at the time, and Chair Jerome Powell said Friday “the time has come for policy to adjust.”

A further decline in borrowing costs is seen helping provide a spark for the housing market. But the weak level of purchases indicates that affordability challenges, due in part to high home prices, are holding prospective buyers.

The MBA survey, which has been conducted weekly since 1990, uses responses from mortgage bankers, commercial banks and thrifts. The data cover more than 75% of all retail residential mortgage applications in the US.

The eighth season of Dana White’s Contender Series kicked off on Tuesday, August 13, from the UFC Apex in Las Vegas. Four fighters earned contracts with the UFC in each of the first two events. Tonight, Tuesday, August 27, Episode 3 of Season 8 of the DWCS took place with five new fights and 10 hopefuls looking to be signed to the UFC.

Since the DWCS began in 2017, White has awarded 253 contracts to participants. In the first season, 16 fighters, including current UFC bantamweight champion Sean O'Malley, earned contracts. In 2023, that number jumped to 46 fighters.

As was the case in the first two episodes of this season, the UFC CEO awarded four contracts, but there was more to White’s decisions this week. He also set up a rematch between two fighters who went to a split decision, handed out win/show money to a losing fighter, awarded an extra bonus, and gave a losing fighter a promise of a shot at fighting in the UFC if a fighter in their weight class should fall out.

Season 8, Episode 3 of the DWCS aired Tuesday on ESPN+. The series will be back next week for Episode 4 with five more fights.

Andrey Pulyaev: Fighting outside Russia for the first time in his career, Andrey Pulyaev used his takedown defense, striking, and length to pick up a clear decision win over Liam Anderson.

Bogdan Grad: Bogdan Grad fell short last year when Tom Nolan knocked him out at lightweight on a DWCS card. Grad returned to DWCS on Tuesday for another go, but this time at featherweight.

Michael Aswell outlanded Grad, but his power made the difference as he put significant damage on his opponent throughout their 15-minute scrap. Grad did fade a bit down the stretch, and he also shot a takedown in the waning moments of the fight. Still, his effort in the 14:50 before that was impressive enough that Dana White informed him on his way back to the dressing room that he was getting an extra $5,000 bonus for what he did in the Octagon.

Marco Tulio: Marco Tulio fell short in his first attempt to win a DWCS contract, winning a decision in 2023. He did not need the judges in 2024, stopping Matthieu Duclos in the second round.

At times it looked like Tulio was too focused on the stoppage. He was throwing all his strikes with maximum power, which left him out of position more than once. However, his power came through for him when he landed a beautiful spinning kick to his opponent’s liver, which dropped him to the mat, where Tulio finished the fight.

With the win, Tulio moved to 12-1 as a pro.

Malcolm Wellmaker: Malcolm Wellmaker looked calm and relaxed in his DWCS bantamweight bout, moving to 8-0 with a massive first-round knockout of Adam Bramhald.

The 30-year-old had incredibly fast hands and a lot of power. That speed and power, coupled with his ability to pick up on his opponent's tendencies, allowed him to finish the fight with style. Brahmald was reaching in with his punches. It was during one of those exchanges that Wellmaker uncorked a counter right that dropped Brahmhald to the canvas. There was no need for any follow up strikes.

Wellmaker needs to shore up his defense, as he tended to lower his hands when he backed out of striking exchanges. Outside of that, he looked excellent on Tuesday night.

With the win, Wellmaker moves to 8-0 as a pro.

Nick Piccininni: Nick Piccininni opened tonight's DWCS card with a split-decision win over Jack Duffy. Taking the fight on short notice, the three-time NCAA Division I All-American and four-time Big 12 Conference wrestling champion out of Oklahoma State University used his base to pick up the win.

Piccininni's wrestling was on point throughout the 15-minute flyweight contest. He also showed a willingness to engage on the feet. If there is one thing Piccininni, who moved to 8-0 with the win, needs to work on is his striking defense. He did not check the heavy leg kicks his opponent landed throughout the fight. Those blows left him limping back to his corner at the end of the first stanza.

After the event, White said he disagreed with the judges decision on this fight. He did not award a contract to either man, but he did say that if both men would agree to a rematch, White said they would run the contest back in Week 10 of this season of the DWCS.

Liam Anderson: Liam Anderson struggled to get his grappling game in his middleweight matchup against Andrey Pulyaev, and that cost him the fight. He had nothing to offer Pulyaev on the feet.

Michael Aswell: Michael Aswell put out a high output throughout his bout against Bogdan Grad. The problem for him was that while he had high volume, he did not land with much power. Aswell focused on landing a one-two throughout the fight. He might have convinced the judges that he deserved the nod if he had mixed up his striking and thrown with some more power.

Aswell had a good effort and showed good cardio, but the judges favored the damage that Grad put on his opponent.

Aswell did not get a contract, but he got his win/show money for his performance and promise from UFC matchmaker Sean Shelby that if someone falls out of an upcoming card that he will get the nod for a UFC fight.

Matthieu Duclos: Matthieu Duclos fought a little too defensively against Marco Tulio, especially after he felt the power of his opponent’s strikes. He was focused on landing counters to his own detriment. That’s not to say he didn’t have some success with that approach, he did, but his inability or unwillingness to lead the dance was the main reason he was on the wrong end of a TKO on Tuesday.

Adam Bramhald: Adam Bramhald’s big mistake in his bout against Malcolm Wellmaker was that he leapt into his strikes. That tendency allowed his opponent to pick up on his timing and end his night with a powerful right hand before the end of the first stanza.

Jack Duffy: Jack Duffy had an advantage over Nick Piccininni in the striking department, especially with his heavy leg kicks. The problem was that he couldn’t keep the fight standing, as Piccininni’s wrestling and ground game were too strong for Duffy to defend against. That wrestling and the top game gave Piccininni the win.

One thing that must be noted about Duffy’s loss was that Piccininni was his third opponent for this card. His two previous foes who fell out were strikers, so he had a significant change to deal with on short notice.
